Terms
Terms & conditions
Three things are covered here: booking a £99 site viewing on this website, buying tiles from our shop, and the building work that may follow. They are set out separately because they are separate agreements.

Part A
Booking a site viewing on this website
This part applies to the £99 viewing you book and pay for here. It sits alongside the general terms in Part B, and under clause 2 of those terms it takes priority for anything to do with the viewing itself.
What the £99 buys
- A builder on site with you, for up to around two hours.
- Measurements, photographs and an assessment of whether what you want is workable.
- An itemised written quotation, sent within 48 hours of the visit.
It does not include drawings, structural calculations, surveys or any application to Building Control. If your job needs those, we will say so and price them separately.
Where we will come
When you enter the postcode of the job, the site works out whether it falls inside the area we take online bookings for. If it does, you can book here. If it does not, we arrange the visit by phone instead — call 0800 193 0000. Either way the viewing, the fee and the quotation are the same.
Booking and payment
You can only book a date and arrival time that we have published. Payment is taken by Stripe on their own checkout page, and we never see or hold your card details. The booking is confirmed once the fee is paid and you have the confirmation email with your reference on it — until that email arrives, treat the slot as unconfirmed.
The time you pick is when we aim to be with you. Traffic, and jobs before yours running over, are the two things we cannot promise around — so treat it as the time we are setting off for, not a guaranteed minute. If we are going to be late we ring you.
Changing or cancelling the viewing
The £99 viewing fee is credited in full against your final bill if you go ahead with the work. You can cancel for a full refund within 14 days of booking, as long as we have not already been out to you. Once the viewing has taken place the fee has been earned and is not refundable, whether or not you use us.
To move it, call 0800 193 0000 with your reference at least 24 hours before and we will find you another slot at no extra cost. If we cannot make it and cannot offer you an alternative you are happy with, you get the £99 back in full.
On the day
We need someone over 18 there to let us in, and access to the parts of the property the work affects. If nobody is there, or we cannot reach the work, the visit has to count as having taken place. Please tell us in advance about anything affecting access or safety — no parking, a locked side gate, a dog, scaffolding, an occupied tenancy.
The quotation
A quotation is an offer, not a contract, and booking a viewing does not commit either of us to the job. What happens if you accept one is covered by Part B.
Part C
Buying tiles from our shop
What you are buying
The shop sells surplus tiles left over from our jobs. Photos, sizes and finishes are as accurate as we can make them, but shade and pattern can vary between batches, so check them before fitting. Quantities shown are a guide. For listings marked “call to buy”, ring 0800 193 0000 and we will confirm what is left before you pay.
Paying online
Where a listing can be bought online, you pay by card through Stripe. The order is confirmed when the payment goes through and you receive an email with your order reference. If the last of the stock sold at the same moment, we refund you in full.
Collection and delivery
After you pay we ring you to arrange collection or delivery. Any delivery charge is agreed with you on that call, before you pay it.
Changing your mind
You can cancel an online order for any reason within 14 days of receiving the tiles, by telling us at info@syrbuilding.co.uk or on 0800 193 0000. Return them unused and in their original packaging within 14 days of telling us, and we refund the price, plus standard delivery if you paid for it, within 14 days of getting them back. You pay the cost of returning them.
Faulty or damaged tiles
If tiles arrive damaged, faulty or not as described, tell us as soon as you can. Your rights under the Consumer Rights Act 2015 are not affected by anything on this page.
Part B
SYR Building Limited terms & conditions
Last updated September 2026
These Terms & Conditions apply to the use of the SYR Building website and, where incorporated into a quotation, estimate, order or agreement, to building, renovation, refurbishment and related services supplied by SYR BUILDING LIMITED.
Please read these terms carefully before accepting a quotation or instructing us to commence work.
1. About Us
SYR BUILDING LIMITED
Doncaster, United Kingdom
Email: info@syrbuilding.co.uk
Website: syrbuilding.co.uk
2. Quotations and Formation of Contract
A website enquiry or request for a quotation does not by itself create a contract.
Unless stated otherwise, a contract will normally be formed when the customer accepts our quotation or scope of works and any required deposit or initial payment has been received.
The accepted quotation, scope of works, drawings or specifications and these Terms & Conditions together form the agreement between the customer and SYR BUILDING LIMITED.
Where project-specific written terms conflict with these general terms, the project-specific written terms will take priority to the extent of that conflict.
3. Scope of Works
Our price covers only the work, materials and services expressly included in the accepted quotation or scope of works.
Anything not expressly included is excluded unless subsequently agreed.
Additional work requested by the customer, or work that becomes reasonably necessary because of circumstances that could not reasonably have been identified before work commenced, may constitute a variation and may result in additional charges and additional time.
4. Deposits and Initial Payments
We may require a deposit or initial payment before reserving a commencement date, ordering materials, arranging labour or commencing work.
The amount and payment schedule will be stated in the relevant quotation or agreement.
Payments received may be applied towards materials ordered or purchased, committed labour, administration and planning directly related to the project, work already performed and other reasonable project costs.
Any amount retained following cancellation will be subject to applicable consumer law and will not exceed amounts that SYR BUILDING LIMITED is legally entitled to retain or recover.
5. Customer Cancellation
If the customer cancels after entering into a contract, SYR BUILDING LIMITED reserves the right, subject to applicable law, to recover reasonable losses directly resulting from that cancellation.
These may include, where applicable:
- Work already completed;
- Materials already purchased or ordered;
- Bespoke or specially ordered items that cannot reasonably be returned or resold;
- Supplier cancellation or restocking charges actually incurred;
- Labour or subcontractor commitments reasonably incurred;
- Reasonable project-specific administrative or preparatory costs;
- Other direct losses arising from the cancellation, including loss resulting from reserved capacity where legally recoverable.
We will take reasonable steps to mitigate avoidable losses.
Any refund due after deducting amounts lawfully recoverable will be calculated accordingly.
Nothing in this clause removes any statutory cancellation rights available to a consumer.
6. Statutory Cancellation Rights
Where a consumer contract is entered into at a customer's home, online, by telephone or otherwise in circumstances where statutory cancellation rights apply, the customer may have a legal right to cancel within the applicable cancellation period.
Where required by law, appropriate cancellation information will be provided.
If the customer expressly asks SYR BUILDING LIMITED to begin providing services during a statutory cancellation period, the customer may be required to pay a proportionate amount for services properly supplied before cancellation, where permitted by law.
Any statutory rights that cannot lawfully be excluded or restricted remain unaffected.
7. Commencement Dates and Programme
Any commencement or completion date given by SYR BUILDING LIMITED will be based on the information reasonably available at the time.
Construction programmes can be affected by matters outside our reasonable control, including weather, supplier delays, material availability, inspections, Building Control, structural requirements, utility providers, unforeseen site conditions and customer-requested changes.
We will use reasonable efforts to progress the works in accordance with the agreed programme but cannot guarantee dates where delay results from matters outside our reasonable control.
8. Customer Responsibilities and Access
The customer must provide reasonable and safe access to the property and relevant working areas at the agreed times.
The customer is responsible for providing accurate information concerning the property and project where that information is relevant to our work.
Unless expressly included in our quotation, the customer remains responsible for obtaining any necessary planning permission, landlord or freeholder approval, party wall arrangements, structural calculations or other approvals applicable to the project.
Where access, information, decisions, approvals, selections or payments required from the customer are delayed, the project programme may be extended and reasonable additional costs caused by that delay may be chargeable.
9. Existing and Hidden Conditions
Building and refurbishment work may reveal conditions that could not reasonably have been identified before work commenced.
Examples may include defective existing construction, concealed pipework or electrical services, damp, rotten timber, inadequate foundations, structural defects, asbestos or other hazardous materials, undocumented alterations or other concealed conditions.
Unless expressly included in the original quotation, reasonable additional work required as a result of such conditions will be treated as a variation and discussed with the customer as soon as reasonably practicable.
10. Variations and Additional Works
Changes requested after the contract has been agreed may affect both price and programme.
Where practicable, variations will be agreed in writing, including by email, text message or another durable written communication.
Where urgent work is reasonably necessary to prevent damage, address an immediate safety issue or deal with an unforeseen condition, we will attempt to contact the customer before proceeding where reasonably practicable.
11. Materials
Materials may be purchased once the project is confirmed and the relevant payment has been received.
Natural materials, tiles, timber, stone, paint and other products may have reasonable variations in colour, shade, grain, texture or appearance.
Products may also be changed or discontinued by manufacturers or suppliers.
Where an agreed product becomes unavailable, we will discuss an appropriate alternative with the customer.
Bespoke or specially ordered products may be subject to supplier-specific cancellation and return restrictions.
12. Customer-Supplied Materials
Where the customer supplies products or materials, the customer is responsible for ensuring that they are suitable, compatible, available when required and free from defects.
SYR BUILDING LIMITED will not be responsible for product defects, manufacturer failures or delays caused solely by customer-supplied products, except to the extent that a problem results from our own failure to exercise reasonable care and skill.
Additional labour resulting from unsuitable, incomplete, defective or incorrect customer-supplied products may be chargeable where reasonable.
13. Payments
Payments must be made in accordance with the payment schedule stated in the quotation, invoice or agreement.
Stage payments may become due when the corresponding agreed stage of work has been substantially reached.
The customer must not unreasonably withhold payment for properly completed work.
If the customer disputes an invoice, they should notify us promptly and explain the specific amount and reason disputed.
Undisputed amounts remain payable in accordance with the agreed payment terms.
14. Late or Non-Payment
If a payment becomes overdue, SYR BUILDING LIMITED may issue notice requiring payment.
Where a material payment remains unpaid after reasonable notice, we may suspend further work until payment is made.
Any resulting delay may extend the project programme.
Reasonable additional costs directly caused by a customer's material breach or prolonged non-payment may be recoverable where permitted by law and the contract.
15. Suspension or Termination
SYR BUILDING LIMITED may suspend or, where sufficiently serious, terminate the contract following reasonable notice if the customer materially breaches the agreement.
Examples may include substantial non-payment, repeatedly preventing reasonable access to the site, serious interference with the works, or circumstances making continued work unsafe or unlawful.
Immediate suspension may occur where reasonably necessary for health and safety or legal reasons.
Termination does not affect rights or liabilities that arose before termination.
16. Building Control, Planning and Third Parties
Planning authorities, Building Control, structural engineers, architects, utility companies, inspectors and other third parties operate independently from SYR BUILDING LIMITED.
Unless expressly agreed otherwise, we cannot guarantee the timing or decisions of such third parties.
Any additional work required because of an authority, engineer, inspector or utility provider may constitute a variation if it was not included in the original scope.
17. Delays Outside Our Reasonable Control
SYR BUILDING LIMITED will not be responsible for delay caused by events outside our reasonable control.
These may include severe weather, supplier or manufacturer disruption, shortages, utility interruptions, government or authority action, inspections, undisclosed site conditions, emergencies or other events that could not reasonably have been avoided.
We will take reasonable steps to minimise the effect of such delays.
18. Workmanship and Consumer Rights
SYR BUILDING LIMITED will perform its services with reasonable care and skill as required by applicable law.
Nothing in these Terms & Conditions excludes or restricts statutory consumer rights that cannot lawfully be excluded.
19. Defects and Snagging
Customers should notify us within a reasonable period after discovering an alleged defect relating to our workmanship.
Where we are responsible for defective workmanship, we should normally be given a reasonable opportunity to inspect and, where appropriate, remedy the issue.
This does not affect any statutory remedies available to the customer.
Normal wear and tear, customer damage, third-party work, misuse, lack of maintenance, manufacturer defects and problems with existing parts of the property outside our scope are not defects in our workmanship.
20. Photographs and Project Portfolio
We may photograph or record our work for project records.
We will not intentionally publish information identifying a customer's private address without appropriate permission.
Where appropriate permission has been obtained, photographs or videos of completed work may be used in our portfolio, website or social media.
21. Website Content
Information provided on our website is general information only.
Website content does not constitute a binding quotation, structural or engineering advice, or a guarantee regarding the price or outcome of a particular project.
Every project is subject to its own circumstances and agreed scope.
22. Intellectual Property
Unless otherwise stated, SYR BUILDING LIMITED owns or is authorised to use the branding, photographs, videos, graphics and original content appearing on its website.
Such content must not be commercially copied, reproduced or distributed without permission, except where permitted by law.
23. Liability
Nothing in these terms excludes or limits liability where exclusion or limitation would be unlawful.
Subject to applicable law, SYR BUILDING LIMITED will not be responsible for losses caused solely by matters outside its reasonable control or by defects or failures in existing property elements, third-party services or customer-supplied products for which SYR BUILDING LIMITED is not legally responsible.
Nothing in these terms excludes our obligation to perform contracted services with reasonable care and skill.
24. Complaints
If a customer has a concern regarding the works, they should contact SYR BUILDING LIMITED as soon as reasonably possible so that the matter can be investigated.
Email: info@syrbuilding.co.uk
Both parties should act reasonably and attempt to resolve disputes before commencing formal proceedings where appropriate.
25. Privacy
Personal information will be processed in accordance with the SYR BUILDING LIMITED Privacy Policy and applicable UK data protection law.
26. Severability
If any provision of these Terms & Conditions is found to be unlawful or unenforceable, that provision will be treated accordingly without automatically affecting the validity of the remaining provisions.
27. No Waiver
A failure or delay by either party to enforce a contractual right does not automatically waive that right.
28. Governing Law
These Terms & Conditions and any contract incorporating them are governed by the laws of England and Wales.
Nothing in this clause removes any mandatory jurisdictional rights available to a consumer.
